How a property gets its score
Two scores are calculated, then combined. Both are shown, because they can disagree — and when they do, that disagreement is the useful part.
Under every score

- The amenities counted, by category, with distances
- Notes per dimension explaining what pushed the score up or down

Judging one property properly takes an evening: travel times from three addresses, which school it is actually zoned for, what is genuinely walkable. Across two hundred listings nobody does it, so people fall back on price and postcode. The AI does that work; the shortlist stays yours.

Common questions
How is this different from filters on a portal?
Filters subtract — miss one box and the property disappears. This weights instead, so something ten minutes further out but zoned for the school you wanted can still rank above a closer one.
Is the AI making things up?
It cannot invent the numbers — travel times, catchment boundaries and amenity locations are measured first, and the written analysis reasons over those results. Every sentence it produces sits next to the evidence that produced it, so you can check any claim against the measurement.
Why do results appear before it finishes?
Because the first pass already knows which properties meet your hard criteria. Making you watch a spinner while the commute times calculate would be a design choice, not a technical one.
Does it cover all of Australia?
Not yet. Victoria, because the state's open data is the most complete in the country and partial coverage elsewhere would be worse than none.
