The cliff worth knowing about

$1 over the threshold can cost you $30,000

First home buyer duty in Victoria does not taper gently. Where your price lands against these three zones matters more than almost anything else on this page.

  • Under $600,000First home buyers pay no stamp duty at all. Not reduced — nothing.
  • $600,001 – $750,000The concession shrinks as the price rises. At $700,000 you pay about two-thirds of full duty.
  • Over $750,000No first home buyer concession. Standard rates apply from the first dollar.

Stamp duty is the cost you can see

An easement through the back yard, a flood overlay, a boundary that is not where the fence is — those cost more, and they are not on the listing. Check any Victorian address free.
